NVV Sept 2012: We Read It So You Don't Have To

Front Page: Occupy Noe finds a toehold outside BofA; First Republic bank bails on 24th St - the space at 24th and Sanchez is for lease for $4,000 per month; local resident and pastry check Elizabeth Dekle struggles with Parkinson's and starts a support group and blog Eating for Life; preschool shopping begins now for next fall; Tuggey's is closed, former owner Denny Giovannoli says "I don't think I've ever been this happy... Letters: A reader and real estate broker writes that not all homes in Noe are selling like hotcakes: "Unless a home is both well priced (probably underpriced) and shows well, those overbids won't be happening."

Cost of Living in Noe: Average price for a single family home in Noe is now $1,548,000 - 32% higher than a year ago. Rents? $3,400 on the high side for a 1 bedroom.

Store Trek: Easy Breezy (4028 24th St.)

Rumors: Bob Roddick petition to increase parking attracts 816 signatures, SFMTA abandons plan to extend bus stop; A recap of Whole Foods' August parking lot madness; Noe Valley Town Square closes in on half a million in pledges; Mill is now open; DavidsTea will have a grand opening Sept 22; Bethany returns to its renovated Church on Sanchez - there will be open house on Sept 15; 24th Street makes Via Magazine's list of best window-shopping destinations; Joe's Cafe closing, new owners moving in; Noe Valley took 5 spots in 7x7's list of 100 things to do before you die; Jerry Brown visits James Lick; 24th Street beat cop Lorainne Lombardo is recovering from an injury on the job and Officer Lou Barberini is filling in; police Capt. First Republic Bank Bails On 24th St

In mid-July we heard from Leslie Crawford that she was appealing the Planning Commission's Conditional Use permit for First Republic Bank approved on June 14th. The Board of Supervisors was scheduled to hear the appeal this past Tuesday, but things turned out differently (emphasis ours):

Hearing of persons interested in or objecting to the decision of the Planning Commission's by its Motion No. 18648 dated June 14, 2012, approving a Conditional Use Authorization identified as Planning Case No. 2011.1372C, under Planning Code Sections 728.49 and 790.110 to convert a vacant ground floor commercial space into a financial service (d.b.a. First Republic Bank) within the 24th Street - Noe Valley Neighborhood Commercial District and a 40-X Height and Bulk District and adopting findings under the California Environmental Quality Act on property located at 3901-24th Street, Assessor’s Block No. 6508, Lot No. 001. (District 8) (Appellant: Leslie Crawford and subscribed by Supervisors Wiener, Olague, Avalos, Mar, and Chiu) (Filed July 12, 2012) (Clerk of the Board)
The President indicated receipt of a letter from the Project Sponsor, dated July 30, 2012, withdrawing their application for conditional use. The President inquired as to whether any member of the public wished to address the Board. There were no speakers. The President declared the public hearing closed.
HEARD AND FILED
So we asked Leslie for clarification and this is what we heard back (again, emphasis ours):
Yes, First Republic withdrew their application for conditional use. They decided (from my understanding) that there was a good chance they wouldn't win the appeal and if they lost, they couldn't look for a Noe Valley space for a year. So they are (again my understanding) looking for something off the 24th Street corridor.

NVV July/Aug 2012: We Read It So You Don't Have To

July/August 2012

Front Page: Noe neighbors nix the idea of losing a Muni stop at 30th; First Republic approved for 24th St; merchants are noticing an uptick in petty crime, shoplifters and "unbalanced homeless men" in the neighborhood as beat cops are spread too thin.
 
Letters: A reader opines that 24th and Church needs a traffic light for pedestrians; a plea for Noe Valleyeans to be Town Square heroes; Liberty resident alarmed that Muni wants to nix the Liberty St stop (reason: it's a scary blind corner if Muni doesn't pause there); the 2012 Noe Valley Garden Tour sold 200 tickets this year and the winning garden was Jana and Geoff King on Cesar Chavez; a Valley St resident rails against the white dots requiring sidewalk repair (choice quote: "the blinding white of replacement squares is a physical annoyance..."); a fan of First Republic chimes in; a Duncan neighbor warns of the perils of rat poison to other local pets (use traps instead); more Examiner grumping; SF Girl Scouts (Ed.--and more likely their parents as anyone who works in an office knows) are the top Cookie sellers in Northern California; and farewell Miss Kit, the much-loved "oldest dog in Noe Valley."

Cost of Living in Noe: Buyers are routinely paying 5% to 10% over asking. It's hot out there. Good luck renting.

Store Trek: Philz Coffee (4298 24th St.)

Short Takes: A $1700 sandbox cover was installed at Upper Noe Rec Center to keep out the late-night feline visitors using it as a litter box. (Ed.--It's an old problem not likely to go away.)

Rumors: La Boulange is now owned by Starbucks; Radio Shack will open "sometime toward the end of August" and the 2 upper units will be ready for renters in July; Tuggey's is closing at the end of the summer at which point the new tenant will be revealed ("in negotiations"); rumors that First Republic could have moved into the Real Foods space are wishful thinking so Real Foods remains a black hole; Noe Valley Town Square needs $3.6 million and so far Patxi's has pledged the most at $24,000, matching grants are materializing and residents are organizing house parties "hosted by people who work for for large Silicon Valley companies;" US DHS director to speak July 18 at St. Philip's Church; news from the blogosphere covered here at NVSF and elsewhere; and kudos to the St Philip's baseball team for 1st and 3rd places in the citywide tournament.

This Week At The Planning Commission: First Republic Bank Redux

A look at Noe Valley projects in front of the Planning Commission this week. Information is provided by the Planning Commission, and taken from its published agenda. All hearings are on Thursday at 1:30pm, Room 400 in City Hall.

June 14, 2012

3901 24TH STREET
- on the southwest corner of 24th and Sanchez Streets, Lot 001 in Assessor’s Block 6508 - Request for Conditional Use Authorization, pursuant to Planning Code Sections 303 and 728.49, to convert a vacant ground floor commercial space into a financial service (d.b.a. First Republic Bank) within the 24th Street - Noe Valley Neighborhood Commercial District and a 40-X Height and Bulk District.

Preliminary Recommendation: Approval with Conditions
The application is now online in PDF. Included is Planning Staff analysis and drawings. Not included this time is letters for or against. However, under "Public Comment" the analysis says this: "The Department received a number of e-mails, letters and telephone calls that expressed opposition to the Project. The Department received a number of letters that expressed support of the Project." So there's that.

Town Square Funding Update: $150k And Counting

Call it currying favor or good karma: First Republic Bank has just stepped up with the largest donation pledge to date for the Noe Valley Town Square. From Todd David:
I'm happy to announce that First Republic Bank has made a pledge to help make the Noe Valley Town Square a reality. First Republic has requested that we keep the pledge amount confidential; however, I'm pleased to report that it is the largest single pledge we have received to date.

Once First Republic gets final approval to move in to its new location on 24th and Sanchez, look for a "Save The Noe Valley Town Square" poster in its window.
Todd has received assurances that the pledge is not contingent on Planning approval.

Yesterday the BJ Droubi team pledged $10,000. [Ed.--The amount of BJ Droubi's pledge has not been disclosed; an error on our part] It seems fitting to us that the Town Square is funded by realtors, title companies and banks. And nail salons.

Also per Todd, The Town Square has raised approximately $150,000 so far. "Whether you are a neighbor, merchant, or simply a lover of open space, please make your pledge to the Noe Valley Town Square today at http://www.noevalleytownsquare.com/p/donate.html."
