This Week At The Planning Commission

A look at Noe Valley projects in front of the Planning Commission this week. Information is provided by the Planning Commission, and taken from its published agenda. All hearings are on Thursday at 1:30pm, Room 400 in City Hall.

- south side between Douglass and Diamond Streets; Lot 024 in Assessor’s Block 6561 - Request for Discretionary Review of Building Permit Application 2011.10.18.7006, proposing to construct a rear addition at the first floor, a new second floor, and front and rear decks to the existing single family dwelling structure within the RH-1 (Residential, House – One-Family) Zoning District and 40-X Height and Bulk District.
Staff Analysis: Abbreviated Discretionary Review
Preliminary Recommendation: Do not take Discretionary Review and approve

  • DR Requestor: "We have no objection with the development of the property. We just want it to be in continuity with the neighboring houses and not at the expense of the neighboring homes."
  • Applicant: "This same neighbor requesting the DR has also just completed a renovation of his property ~3 years ago, adding a 2nd floor and expanding to the rear." [Ed.--seriously great smackdown of the requestor's objections in applicant's response.]
  • Summary of Planning Staff Analysis: The project meets Residential Design Guidelines. Approve it. Also: "Under the Commission’s pending DR Reform Legislation, this project would not be referred to the Commission as this project does not contain or create any exceptional or extraordinary circumstances."

Announced: One Medical Group Moving Into Tuggey's Space

A rumor first whispered in the comments seems to be coming true: this notice posted in the window of the now-vacated Tuggey's Hardware indicates that 1 Life Healthcare (aka One Medical) will take over the space. Permit #201205150522 at the DBI confirms that 3885 24th St will be built out as medical offices. One Medical currently operates at 3901 23rd St at Sanchez.

Probably great news for Dennis Giovannoli's retirement. Not so good news for the vibrancy of the 24th St retail/restaurant scene.

Grand Opening Party: Olive This Olive That

Our "Thank you Noe Valley" Grand Opening is this Sunday, July 29 from 3-6. A local acoustic band, Wildhawk, will be setting the mood while neighbors can mingle, sample treats (mom has updated her pound cake recipes with olive oil - no kidding - bye bye Donna Reed!), beverages such as our new wave Italian sodas with flavored balsamics - don't knock 'em til you try 'em - and of course, special deals that you won't be able to resist! Or just stop by to say, 'hello' and how happy you are we aren't another nail salon! ;)

Sold: Joe's 24th Street Cafe


We noticed a change of ownership sign in the window at Joe's 24th Street Café today (3853 24th St.). The restaurant has been for sale on and off for years and Joe finally found a buyer. Joe says he's tired and ready to turn it over to a new owner. He also says the new owners will keep the same concept and operate under the name Crafthouse. The ABC license, under the name John Dampeer / Crafthouse LLC based Glendale, California, is pending.

Update: We heard from new owner John Dampeer who states: "We will be changing the concept and giving the space a much needed update. Looking forward to being part of the neighborhood!" Stay tuned.
