File this one under bragging rights (or dubious achievements): Noe Valley is home to two of the 500 most expensive ZIP codes in the U.S. At #242 is 94114 with a median home price of $940,368 and at #460 is 94131 with a median home value of $704,864. The other Noe ZIP, 94110 (aka Baja Noe), didn’t make the list.

ReplyDeleteInterestingly meaningless. The mere fact that 94131 is after two of three Scottsdale, AZ zip codes in the listing tells me that this is nonsense. Would you rather live in that hideous, shopping-mall-riddled, monochrome desert or here in Noe Valley? Seriously.
ReplyDeleteForbes' data would be a lot more interesting if it was ranked by price:sq/ft and included acreage in the calculation.
ReplyDeleteA big house in the burbs with lots of land doesn't compare to a 3bd/2ba house in Noe with a small backyard and street parking for an equivalent price.
So the interesting, unaddressed question for me is, "How many of the 241 US zip codes that are more expensive than 94114 are in San Francisco?"

Born and raised here in the Noe Valley, I remember when a 3-unit Victorian just down a couple houses down from mine sold for $35k in the early 70's. My Dad couldn't believe someone would pay that much money for a house. The Forbes article is interesting but note only ZIP codes where 20 or more residences were listed for sale are included. That's why you don't see homes in Pacific Heights, for example. Also, two Napa Valley cities beat Noe Valley - St. Helena at #94 and Calistoga at #213. SF Zip 94123 at #298 had a 47% drop in home prices.
ReplyDeleteAlso there was a misprint. The average days on the market for home sales in the Noe was not 200 days, but only 72 days.
